Message to the Dunkin Donuts employee who helped me today: When a customer tells you the hot chocolate isn’t hot don’t dip your finger into the cup to test it. Kinda gross.

All is quiet on the western front and in the rate world after last week’s April Employment Report, which was great for the economy but bad for interest rates. We were starting to rally the few days before the report came out, but now we have to look for other economic reports to help drive rates down.

Ain’t gonna happen this week though, as it’s a relatively quiet week for any economic news that can shake rates. Today and tomorrow we do have auctions (10-year Treasury Note Auction today at 12:15, 30-year Treasury Bond Auction tomorrow at 12:15) where a strong demand for these items can drive rates down. And just what do today’s rates have in common with what my girlfriend told me my senior year in high school?

“You’ll never change and that makes you boring.” Maybe, but if these rates never change it’s a good boredom, right? 30-yr fixed rates remain in the low-to-mid 3s with ARM rates about a point lower. Don’t forget to let your family, friends, coworkers, and anyone you owe a favor to know that for any loan over $240k I will waive all closing costs – a $1,295 savings!
